First of all, unlike bricks and mortar, a mobile home is a low maintenance holiday home and requires little upkeep if a few basic rules of upkeep are followed. All manufacturers provide a warranty on new mobile homes for the first year. During this period should you have a problem with your home, we will liaise with the manufacturer for you.
For general maintenance, and to keep things running smoothly year after year, Own a Holiday Home can offer you an annual maintenance contract. This means, for a yearly fee, we will ensure your home gets a check-up at the start and end of every year. This includes preparation for the winter months, upholstery cleaning, and gas, electrics and water checks by a qualified tradesman. This will be done in the same way and by the same people who look after our own holiday homes, so you know you'll be getting the best service.
Keeping a mobile home on a holiday park is the safest way to ensure that, even when you're away, your holiday home is protected. All our parks are secure environments. Regular patrols and a constant influx of holidaymakers means that your home is never abandoned to the elements and, should repairs need to be made, you'll be contacted as soon as they're noticed.
Most sites offer a year-by-year agreement with home owners - this is to ensure that, while on the site, homes are kept clean and serviceable as no one wants to stay on a park where the homes look uncared for or past their prime. As long as you pay your annual fees and abide by the park's regulations there is no reason why your annual contract would not be renewed automatically. Most sites allow you to keep your holiday home on its pitch for a minimum of 10 years - after which you may be asked to replace it with a newer model. Always check your contract for the details of this clause before you sign, as it varies from park to park.
Most parks will allow you to rent out your property and this should be stated in your annual contract. Some parks may have restrictions on the type of holidaymakers they accept, but most won't have any objection to your family and friends enjoying their facilities. If you want someone else to find holiday rental opportunities on your behalf, Own a Holiday Home provides a leaseback service on selected parks. On other parks the owners also offer their own rental services, in return for an arrangement fee, should you wish to let them. On some parks you're free to rent your holiday home out independently, at whatever price you decide. We can tell you what the possibilities are on the park of your choice.
No. Most sites close for winter - typically from November to March - as they only have a licence for a certain number of months a year, so you won't be able to visit in winter if this is the case. Some sites do remain open all year and so you can spend a great deal of time there, although your holiday home is still classified as a second home only and you must always be able to provide proof of your permanent home address.
There are several ways to sell your home if necessary. Own A Holiday Home will be glad to help you sell it by placing an advert on our website or using our extensive network of contacts. Your campsite owner may have a waiting list already, making the process simple, or you can usually advertise locally. Remember that the site owner will usually require a new gate fee and will always want to vet your purchaser before allowing the sale.
